Solarium Warranties

It has been reported that several of us never received our updated 5 year solarium warranty notices. Because of this, I had Sun-Spaces mail out all new warranty notices.

They were all sent to me, so I will be distributing them soon. If you do not own the unit you live it, it would be appreciated if you can send the notices to the correct location.

Solarium Repair Notice

I apologize for the extremely short notice but Keith from Sun-Spaces (the company that installed our solariums last summer) has notified me that the issues we have indicated in our damage reports will be addressed either this Wednesday (23 May) or Thursday (24 May), weather permitting.

On those days I would appreciate it if you could close (and lock if possible) the doors to the interior of your unit. If possible, it will be easiest to leave the solariums unlocked, but if this isn’t an option for whatever reason, I will need the key.

Again, I’m sorry for the short notice and will do my best to ensure all of our issues and damages are addressed. I will post another notice when I know the certain repair date.

We Have Paint

For those of you who would like to do some painting, we now have all 3 colors available: brown trim, light trim, and field color. Please see Robert in 203 for more information.

The field color is a bit of a problem due to sun damage ... depending on which face of the building you're on the color is a bit different (e.g. the south side is very faded). Because of this the field color paint can't be used for touch-up ... you'll most likely need to paint an entire wall.

The next time you see Paul be sure to thank him for all the work he did in repainting the graffiti walls. He also painted the entire front retaining wall which looks great. I also saw Julie out there so thanks to her as well.

Damage Report Updates

Thanks to those of you that returned the damage reports. All of the issues regarding the solariums have been sent to sun-spaces and I'm waiting to hear back from them to schedule an appointment. When this happens you'll either need to be home the day of the repairs or leave your solarium keys with a board member. I'll post here and leave a flyer when I have more information.

Those of you that reported leaks I'd like to meet with you ASAP to get an initial assessment of the problems. Once that has been done I'll get in touch with the proper people or schedule new work to do the repairs. I'd like to meet with these units sometime in the next week.

For interior drywall issues we'll address this after the leaks have been repaired. Hopefully this won't be too much longer and I appreciate your patience.

We are in the process of hiring a landscaper so that should begin soon. We are looking for quarterly landscaping services and hopefully we'll be able to continue with the same company for a while.

For all other issues I'll need to meet with the individual. Please feel free to contact me any time or I'll be contacting you sometime in the hopefully not too distant future.

Solarium Update

The replacement of the solariums in the 300 and 400 buildings will begin on Monday (05 Jun) morning. In preparation, please remove your furniture and belongings by Sunday night. The removal and replacement will begin with unit 405 and work down the line toward 301. The tentative plan is for the 300 and 400 units to be "roughed in" by the end of the first week. Completion of the flashing and trim is to be completed during the second week. Replacement of teh 100 and 200 buildings is to begin the third week (19 June) and follow the same two week plan. We will distribute updates as they become available.

On another topic, we distributed information regarding a painter that was to be available for individual unit trim painting. Since that time we have employed 2 painters, each of which has failed to satisfy our needs and standards. At this time, we do not have a painter available, nor will we be searching for another. We knew better than to hire a "cheap" contractor for this job but we obviously made a mistake in our selections of a painter. We deeply apologize for any inconvenience that this has caused you. Assessment Reminder

Time is short ... remember your assessment of $12500 for the solariums is due not later than 01 June 2006. Please be on time!

 

Professional Painting

Unit owners of the 300 and 400 buildings are having a professional painter complete the painting of the building trim for those buildings, including: lattice, fence rails, and garage trim (just the top wood and flashing). If you would like to have all or any of your trim painted by him, please let Hayley (Unit 405) know and she can advise you of the price. For instance, just the garage trim would be approximately $50.
